We've worked with Dave on at least 4 purchases and also at least 4 sales. The original reason we chose him was his experience, but a whole bunch of good traits have kept us with him. These include: His deep knowledge of the bizarre San Francisco real estate market: He knows the specific ways that you price and market properties in this town. We've observed that some other realtors don't seem to fully understand how the SF market works (versus more normal environments). His patience and belief in "the principle of abundance": He believes another opportunity is always around the corner. This philosophy means he has never pressured us to take a deal or make a bid we didn't believe in. And he has, at times, encouraged us to walk away and keep looking (as buyers) or wait for a better bid (as sellers). His toughness: Dave is willing to take an aggressive position in bargaining and defend it. His connections: Dave knows lots of people in the business and they trust him. It makes negotiations smoother. His judge of character: Dave has a good feeling for what people want or need in a deal and whether a deal is possible or likely.

If I could give Dave 20 stars, I would! We worked with Dave both to purchase our house a couple years ago, and also again just recently to sell our house. We were once again BLOWN AWAY by his professionalism, his dedication to getting us an excellent deal, his amazing hard work, his flawless project management of the entire orchestration. He had every single detail completely covered, and made what is ultimately a very stressful and complicated process VERY stress-free and smooth! To say he went above and beyond is a massive understatement. He is incredibly hard-working, efficient, helpful, kind, patient, cooperative, with fantastic expertise in his field, not to mention wonderful relationships in the industry. We trusted him with our most important investment - and he truly delivered ten fold of what we could have expected. We only wish we could work with him again in the new city we're moving to! I've now worked with Dave twice in very different situations. The first time we worked with Dave it was our first time buying a home, the second time was selling my mother's house as part of managing her estate. Both times my husband and I felt so lucky to have Dave as our agent guiding us through the process! Dave is so knowledgeable about the complicated process of buying or selling a home and he has a way of explaining everything to you that makes it clear and easy. Dave always patiently listens to concerns/questions and offers his perspective, but never pushes you in a direction you're not comfortable with. He is a direct, confident, and clear communicator, is always honest and practical, has a great work ethic, and really is your #1 advocate. Throughout the process , Dave is extremely strategic yet practical and has great relationships and connections which is a great advantage. But most importantly: Dave is someone you can trust. Without the trust I have in Dave this process would be completely different and so much more stressful. In fact, I trusted him so much that I have recommended Dave to friends and he didn't disappoint! To top it all off - Dave is such a pleasure to hang out with and has a great sense of humor (you kind of have to in SF real estate IMO). In fact - now that we've finished the sale of my Mom's house, I told him I may have to sell my house so I get to keep hanging out with him regularly (just kidding! or am I....)

Wow, "all in a Dave's work!" We met Dave through mutual friends. We shared with him our personal story of despair, having lost out on many offers on a new home for various reasons and also on needing to sell our home quickly and affordably. We met Dave in February at the tail end of yet another failed offer, and we were in contract on a new house in our dream neighborhood that exceeded all of our expectations within TWO weeks. We also didn't pay a dime over asking price. A few weeks later, we had 6+ offers on our sale property over 30% over asking and with a very, very conservative staging/prep budget. I won't give away Dave's secrets, but he has wonderful industry relationships and that makes a huge, palpable difference in a low inventory, expensive, intensely competitive market like SF. We have recently sold our property in Lower Pac Heights with Dave Cunningham as our realtor. Dave was absolutely amazing in the entire process, from start to finish. First of all he met with us to discuss the necessary improvements to the place in order to properly "stage" it for online viewing and open houses. He deftly and efficiently managed every detail of the process of spiffing it up, utilizing his many contacts that included painters, professional stagers, handymen, landscapists, etc. He knew just how much to spend for this process to make it beautiful without overdoing it. He went above and beyond to satisfy the neighbors who had requests during this interval, in order to minimize any inconveniences that they might have complained of while workers were on site and furniture was being moved in. Once this was completed (within a matter of a couple weeks) he prepared a fantastic video and produced beautiful photographs that made our property extremely desirable for anyone looking to buy it. Every step of the purchasing process, Dave afforded us his professional advice, thereby insulating us from any unexpected snags in the selling process. His research and knowledge about the San Francisco property market allowed us to obtain an excellent price for our property which sold within one month of listing it. Dave's reassuring, communicative, knowledgeable manner made this process literally a pleasure, to the point that we often would look forward to his calls to update us on the process. We just cannot say enough about how wonderful Dave was as our realtor, and would recommend his professional services with the highest of appraisal!

Getting into the San Francisco housing market seemed like a daunting and complex process but Dave made everything so simple and easy. He is very experienced and understands the market really well, as first-time home buyers this was very useful to us since we could really trust his advice. Dave is the best realtor we could have hoped to work with during our first time home buyer experience! Throughout our time working with Dave, he was always available to us when we had questions come up or needed professional advice with any aspect of the home buying process. He communicated things clearly and without delay, he worked within the clear limits of what we could afford, and he was honest and positive at every step of the way, which is the most important point. We had a unique situation and checklist -- a group purchase, multi-unit building, two or more vacancies, garage & yard -- making this all the more difficult in SF.
